Can my old awning be repaired?
In most cases, yes. An old awning can usually be repaired rather than replaced, as long as the structural frame is still sound. That means no deep rust, no cracked welds and no movement in the frame or fixings.

Do you provide emergency repairs?
Yes. We provide emergency awning repairs across Sydney for storm damage, vehicle strikes, fallen or sagging awnings, and any situation where the structure poses a risk to the public. Our first priority is making the area safe: propping, securing or removing damaged sections. Then we assess and quote the permanent repair. If it’s an insurance job, we can provide the documentation your insurer needs.

How quickly can you inspect my awning?
Inspections are usually booked within 48 hours. For urgent safety issues such as a sagging awning, storm damage or a vehicle strike, we prioritise make-safe works so the area is secured as quickly as possible.
What should I do if my awning is damaged in a storm or by a vehicle?
Stop using the area beneath the awning and avoid touching any loose or hanging sections. Take photos for your records, then contact us for an inspection. Storm and vehicle strikes can cause hidden structural damage even when the fabric looks intact.

Council, Compliance & Inspections
Do I need council approval for works on my new awning?
It depends on the awning type and scope of works. As part of our service, Shop Awning Repairs Sydney will advise whether you need a Development Application (DA) or Complying Development Certificate (CDC). If approval is required, we handle all the documentation and ensure the awning meets safety requirements for council approval.
I’ve received a council letter about my awning. What should I do?
Don’t ignore it. Councils such as Waverley, Randwick and Woollahra run awning safety programs, and a letter usually means the council wants evidence that your awning is structurally safe, typically a report from a structural engineer.
- Read the letter carefully and note any reference number and due date
- Book an inspection early, as slots fill quickly once a council sends letters to a whole street
- Keep copies of the letter and the engineer’s report
Our inspection covers tie rods, eye bolts, wall fixings, the frame, gutters and roof sheeting. You receive a written report from a NER-registered structural engineer, ready to hand to council, your insurer or your strata committee. If anything needs fixing, we carry out the rectification works and arrange final certification.

Who is responsible for a shop awning: the landlord, the tenant or strata?
Under the Roads Act 1993 (NSW), whoever controls an awning over a public footpath must keep it in a satisfactory state of repair. In practice, that’s usually the building owner, and councils send safety notices to the owner. Your lease may pass some maintenance costs to the tenant, so check its repairs clause. In a strata building, the awning is usually common property, which makes it the owners corporation’s responsibility.

What does an awning inspection and certification involve?
We manage the whole process end to end, in four stages:
- Engineer inspection: a NER-registered structural engineer assesses the awning, its load paths, fixings and anchorages. Where parts can’t be seen, sections are opened up safely for inspection.
- Report: a written report detailing anything that needs rectifying.
- Rectification works: carried out by our licensed builders.
- Final inspection and certification: sign-off you can hand to council, your insurer or strata.
How often should my awning be inspected?
We recommend a visual check at least once a year, and after any major storm. Many councils also ask for a structural engineer’s certification on a set cycle under their awning safety programs. Awnings near the coast, from Bondi to Cronulla to Manly, corrode faster from salt air, so they need checking more often than awnings inland.

Could my old awning contain asbestos?
Possibly. Asbestos was banned in Australia from 31 December 2003, and awnings installed before then sometimes used asbestos-containing sheeting or backing materials, particularly on older shop and heritage buildings. We recommend having any awning installed before 2004 assessed before repair work begins rather than disturbing it yourself.

Cost depends on the awning’s size, materials and whether council approval is required. As a rough guide:
- Minor repairs, such as resealing leaks or replacing a few sheets, start from around $450.

- Major works, such as rebuilding a corroded frame, start from around $6,000.
- A small new awning over a single window or doorway starts from around $1,500 to $2,500 installed.
- Replacing a small to mid size shop awning starts from around $9,500.

How long does installation take from booking to completion?
It depends on whether council approval is needed. If the work qualifies as exempt development, we can usually start as soon as materials are ready. A Complying Development Certificate (CDC) is generally the quicker approval pathway, while a full Development Application (DA) can take several weeks or more depending on the council. We’ll give you a realistic timeframe for your job when we quote. Once works commence, most awning installations are completed in around 5 business days.
Will my business need to close during installation?
We work with tenants to minimise trading disruption. The impact depends on the scope of works, the awning’s location and any council safety requirements, and we plan the methodology accordingly.

Can I get a new sign/light box for my awning?
Yes. As part of your awning work, we can supply and install a new vinyl fascia sign or an illuminated light box. We coordinate the signage with our trusted sign partner and fit it to the awning ourselves, so it’s mounted securely and lines up with the awning’s structure. It’s usually easiest and most cost-effective to do at the same time as a new awning or repair.
What materials can I choose for my awning?
For shop and commercial awnings, the most common choices are galvanised steel frames with Colorbond or aluminium roofing and fascias, slatted metal soffits, and pressed metal for heritage restorations. These are durable, low-maintenance and suit footpath awnings that need engineer certification. For retractable or decorative awnings, we also work with canvas, acrylic and PVC-coated fabrics. The right choice depends on your building, budget and exposure (coastal sites need extra corrosion protection), and we’ll recommend options during your inspection or quote.
